FAQ

About Sanjjay Jain

No. Sanjjay Jain is an independent real estate advisor, not a broker. He earns no commission on any property transaction and is not affiliated with any developer, builder, real estate portal, or sales organisation. His advisory is entirely fee-based. His only professional obligation is to the person he is advising — not the person selling.

It means Sanjjay Jain’s fee does not change based on whether your transaction happens. He is paid for his advice — not for closing a deal. This is a fundamental difference from brokers, developer representatives, and most property consultants, whose income depends on transactions completing. Independence means his recommendation to proceed or stop is based entirely on what is right for you.
Sanjjay Jain holds a B.Tech from NIT Kurukshetra and completed business education at IIT Delhi. He has 29 years of on-ground real estate experience across Delhi NCR and beyond, having advised HNIs, business families, institutional investors, government officials, and corporates on over 1,000 property decisions. He is the author of Kagaz & Kabza, Chief Strategic Advisor to the Legend Group, and a recipient of the Haryana Gaurav Award.

Kagaz & Kabza is both a book and a structured advisory framework. KAGAZ: Knowledge of rights, Alignment with legalities, Government rules decoded, Assurance in authenticity, Zeal in financial matters. KABZA: Keeping up with considerations, Assessing builders, Balancing desires with practicality, Zeroing in on safeguards, Advocate in your corner. Together they form a complete system for making and protecting any property decision.

About The Advisory

He has advised across multiple Indian cities and internationally — covering straightforward acquisitions, resale properties, under-construction projects, distressed assets, and disputed properties.
A property lawyer checks for legal validity — whether documents conform to law. Sanjjay Jain checks for risk — whether the ownership is genuinely clean, whether the approvals are real, whether the builder can deliver, and whether the agreement exposes you to future problems. Many of the costliest property mistakes in India are perfectly legal transactions.
